The Job Role:

- Assess, review, and mitigate commercial & contractual risks
- Monitor work production outputs closely with regular dialogue with the Manager

THE JOB
You will be responsible for assisting in the administration duties and scheduling of the Traffic Management team, providing advice and guidance and ensuring compliance with KPIs and targets.
WHAT WILL YOU BE DOING?

- Assist in programming & planning of TM works including completion of the daily tracking
- Provide administrative assistance in management of operatives qualifications
- Assist in scheduling and resourcing of work volumes in line with build requirements

- Oversee completion of TM works, ensuring they are carried out in line with current legislation, permit conditions and all documentation is complete and accurate
- Point of contact for council interaction on TM related permits including TTRO’s
- Ensure Advanced Warning Signs are populated and distributed in line with legislative requirements
- Management of sub-contractor resource, ensuring costs and work are tracked
- Attend all required meetings with both internal team & sub-contractors
- Provide data towards weekly progress meetings and other associated meetings as required

We are seeking Wayleave Officers to join our team in Cumbria.
Location: Cumbria GB, Site based
Role Summary:
As a Wayleave Officer, you will play a vital role in facilitating the installation of telecommunications infrastructure by securing wayleave permissions on private land and properties. You will work closely with the Wayleave Supervisor and Manager and collaborate with various internal teams to ensure the efficient rollout of our network. Your responsibilities will encompass conducting audits, negotiating agreements, and liaising with stakeholders to navigate the complexities of land ownership and consent processes.
KEY RESPONSIBILITIES
- Wayleave Acquisition
- Collaborate with the Wayleave Manager to obtain permissions for the installation of telecommunications apparatus on both public and private sector properties.
- Conduct desktop audits of pre-build areas to identify private land and determine necessary wayleave requirements.
- Utilize land searches to identify ownership of private properties and secure wayleaves, easements, and landlord consents.
- Will be required to obtain wayleaves onsite from the landowner as well as remotely
- Negotiation & Coordination
- Negotiate wayleaves for Business Parks, Industrial Estates, and Council properties, ensuring favorable terms for the company.
- Coordinate with Planning, Build, and Installations teams to update requirements and ensure all necessary planning consents, wayleaves, and listed building consents are obtained.
- Liaise with public bodies, including the Department for Infrastructure, Local Councils, and Housing Associations, to facilitate effective network rollout.
- Stakeholder Engagement
- Schedule and attend meetings with landowners, Councils, management agents, and other stakeholders as necessary to discuss wayleave agreements and project updates.
- Serve as the primary point of contact for landlords, management agents, and solicitors regarding permissions for installations in residential and business premises.
- Provide timely updates to the Wayleave Manager on progress and any issues that arise during the acquisition process.
- On-Site Responsibilities
- Conduct on-site visits to obtain wayleaves, ensuring all necessary documentation is completed and signed.
- Work closely with the Wayleave department to understand policies and processes, maintaining compliance with all regulations.
KEY REQUIREMENTS
- Experience & Knowledge
- Minimum of 2 years of administrative experience, preferably in a telecommunications environment.
- Previous experience as a Wayleave Officer (1+ year) is highly desirable, with a focus on negotiating wayleaves and managing land permissions.
- Familiarity with the ‘Symology’ platform is a significant advantage for data retrieval and review.
- Skills
- Strong negotiation skills with the ability to effectively communicate with a variety of stakeholders, including landowners and local authorities.
- Good organizational skills, capable of managing changing priorities within tight deadlines while ensuring quality output.
- Excellent communication skills, comfortable interacting at all levels of the organization and with external partners.
